An oasis in the heart of Seminyak. Every villa sits in its own spacious tropical garden behind two-metre walls, with its own pool, and the beach is about five minutes’ walk away — so Seminyak is there when you want it and behind a gate when you don’t.
The part that is genuinely hard to find is the compound. Villas interconnect through private garden doors, so a family can take five, six, eight or nine bedrooms and still each close their own door at night. That is one booking, one address and one team — not four villas in four streets, which is how most groups end up doing Bali.

The honest fit
It suits couples who want privacy and a pool of their own with walkable Seminyak on the doorstep, and it suits families and groups travelling together — the interconnecting compounds are the reason to choose it over a single large villa.
What it is: a villa estate in a busy, built-up part of the island, laid out in three sections across spacious gardens. The walls and the gardens are what give you the quiet; the beach, the restaurants and the boutiques are about five minutes’ walk rather than a drive. For the river valley and the rice terraces, that is Ubud — its sister property is there, and we book the two together as one trip.

Eating & drinking

All-day dining with two seating areas — an indoor air-conditioned room and an outdoor terrace built around an island bar. Indonesian signature dishes, Asian cooking and international favourites, with afternoon tea and happy-hour cocktails. Breakfast 7.00am, lunch from noon, dinner from 6.00pm.

North Indian cooking inside the Prana Spa building — biryanis, curries and kebabs, with tables in the courtyard under the Moroccan arches. Open daily from noon to 10.30pm. Indoor seating for 30, outdoor for up to 50.

Alongside the two restaurants, the property runs Balinese thematic dinners on its own grounds — dinner with a Balinese ceremony or performance built around it, arranged by its team. It names three. Tell us which one and for how many, and we will put it to them.

Prana Spa is inside the villa complex, in a building of its own — Moroccan in design, with zellige tilework, arched openings and a courtyard the treatment rooms open onto. It is open daily from 9.00am to 9.00pm, it takes guests over 16, and some treatments can be taken in your own villa instead.
Frangipaani at Prana, the North Indian restaurant, is in the same building, and the courtyard is where the property sets out afternoon tea and its group tables.

Fifteen single rooms, five doubles and one Private Suite — up to twenty guests in treatment at once. Around thirty treatments, across massage, Ayurvedic, body, beauty and hair.

A room for two with two beds, a day bed, a bathtub and a shower. Two treatments are written for it: Eastern Mystique, three hours, and Jewel of the Nile, four.

Planning your trip
The villas sit on Jl. Kunti I in Seminyak, about five minutes’ walk from the beach and from Seminyak’s restaurants, cafés, boutiques and beach clubs. The estate itself is in three sections — Original, VME and Sunset — connected by a complimentary buggy service that also takes you to the spa and the restaurants.
Most of our clients fly from Brisbane, Sydney, Melbourne or Perth into Denpasar. We book the flights, the private transfer at the far end and the nights either side as one trip, so nothing is left for you to join up on arrival.
Your consultant
We book Impiana Private Villas Seminyak directly with Impiana, so the arrangement is between us and the property rather than through a third party — which is what makes a special request something we can actually chase.

Bali's dry season runs April to October and its wet season November to March. May, June and September are the sweet spot — good weather without the July–August crowds. January and February are the wettest months, so if the trip is about beach days those are the wrong ones.
