UBUD · BALI
The resort is built down the side of the Ayung river valley rather than across it.
From my stay
The resort is built down the side of the Ayung river valley rather than across it. That is a design decision by the Balinese architect Popo Danes, working to Tri Hita Karana — mature trees were kept where they stood and the buildings follow the contours of the hill. You notice it from the first morning: the villas step down the slope, the river runs below, and the jungle starts at the edge of the terrace.
It is laid out as five garden enclaves named after Balinese flowers — Cempaka, Kamboja, Melati, Anggrek and Teratai — across sixty-nine suites and villas, with two swimming pools, three places to eat and a spa on the riverbank.
Best for
The honest fit
It suits couples, honeymooners and anyone who wants the river valley, the architecture and a slower week — and families, who have two specific products here: a two-bedroom Family Villa and a three-bedroom Grand Villa, both with their own pool.
What it is: an inland resort built down the side of the Ayung river valley. The water here is the river and two swimming pools, and Ubud’s palace, market and monkey forest are a short drive rather than a stroll. Its sister property is on the coast at Seminyak, and we book the two together as one trip.

Eating & drinking

All-day dining looking out over the rice fields to the hillside jungle, cooking across Indonesian, Southeast Asian and Western dishes from locally sourced produce. Breakfast 7.00am, lunch from noon, dinner from 6.00pm.

A sunken bar inside Bijan Restaurant, set down into the jungle view. Cocktails, wines and Balinese craft draft beers, daily from 11.00am to 10.30pm.

Open-air dining above the Ayung River, built around an Asian grill — barbecue, satay and seasonal produce. Poolside tables, a lounge, and an air-conditioned room for private meals. Daily 9.00am to 10.00pm.
Time at the property
The four below are the experiences the resort names in its own material. It also runs a daily programme of complimentary activities that it does not list publicly — we ask for the current schedule when we quote, rather than describing it here.
Breakfast floated on your villa's own pool.
A private dinner arranged by the resort.
A hands-on class in Balinese cooking with the resort's kitchen.
Afternoon tea at the resort.

On the bank of the Ayung, working with Balinese healing traditions and locally inspired botanicals. Open daily 11.00am to 10.00pm, and treatments can be taken in your own villa.

A yoga deck by the river, open 7.00am to 5.00pm, with the sound of the Ayung below it.

The Ayung pool and the Bijan pool — an infinity pool set across two tiers, looking out at the rice terraces and gardens. Open 8.00am to 8.00pm.

A quiet room over the jungle with a library, coffee and games, open 8.00am to 8.00pm.

Cardio and strength equipment with a jungle outlook, open 6.30am to 8.00pm.
Planning your trip
The resort is on Jalan Raya Sayan, above the Ayung River in Gianyar. Sayan House is about 400 m away and Sobek’s rafting put-in about 650 m. The Campuhan Ridge Walk is around 3.3 km, Ubud Palace and the Ubud Art Market about 4.1 km, the Monkey Forest about 6 km and the Tegallalang rice terraces about 12 km. A medical centre is about 2.1 km away.
You fly into Denpasar and we arrange the private transfer up to Sayan. Plenty of our clients put Ubud and Seminyak together in one trip — river valley first, beach second — and we book it as a single itinerary with the move between them handled.
Your consultant
We book Impiana Private Villas Ubud directly with Impiana, the same as its sister property in Seminyak — so a request about a particular villa, a particular outlook or a celebration goes from us straight to the people who can answer it.
Impiana runs its own seasonal offers here from time to time; where one applies to your dates it is passed through when available, never guaranteed, and always confirmed at the time of booking.

Questions
You fly into Ngurah Rai International Airport at Denpasar. Your private transfer is arranged by Mykish and confirmed against your flight times.
Sixty-nine suites and villas, laid out across five garden enclaves named after Balinese flowers — Cempaka, Kamboja, Melati, Anggrek and Teratai.
No, and it is worth being clear about it. The four villa grades — Garden Pool Villa, Riverside Pool Villa, Family Villa and Grand Villa — each have their own pool. The four suite grades have a balcony and a garden outlook, and share the resort's two swimming pools. If a private pool matters to you, book a villa.
There are two family products: the Family Villa, 405 sqm over two bedrooms sleeping five, and the Grand Villa, 600 sqm over three bedrooms sleeping seven. Both have a private pool, a living room and a kitchenette. There is one of each, so they book out early.
There is a Kids Corner with arts and crafts, games and activities laid out, open 8.00am to 6.00pm — but it is unattended, so children use it with a parent rather than being left there.
Not really. Ubud Palace and the art market are about 4.1 km away and the Monkey Forest about 6 km, so those are a drive. What is close is the valley itself — Sayan House is about 400 m and the rafting put-in about 650 m — and the Campuhan Ridge Walk is around 3.3 km away.
Three places, all on site: Bijan Restaurant over the rice fields for all-day dining, Bijan Bar sunken into the jungle view inside it, and Ayung Riverside above the river for Asian grill.
Yes — Prana Spa, on the bank of the Ayung, open daily 11.00am to 10.00pm. Treatments can also be taken in your own villa. There is a yoga shala by the river and a gym as well.
Yes. The resort has wedding venues and the Cempaka Function Hall, which seats up to 100 guests and can be set for dining, a conference or a cocktail event.
Bali's dry season runs April to October and its wet season November to March. May, June and September are the sweet spot — good weather without the July–August crowds. January and February are the wettest months.
